The Greater Victoria real estate market should continue to be strong and stable in 2010 according to the Victoria Real Estate Board’s President Randi Masters, who also notes that the market rebounded ahead of expectations throughout most of 2009. In light of the world-wide recessionary environment, our area has been fortunate in escaping the worst. It seems that as long as it's minus 35C in Winnipeg in the winter and forest fires are burning in the Okanagan in summer, Vancouver Island will be a very good place to invest in property. A substantial reduction in the number of properties available for sale over the last year may lead to some upward pressure on prices though continued low interest rates remain good news for buyers. "Given the Victoria area’s strong economy and growing population, a continued healthy demand for home ownership is foreseen”. As human beings, to have comfort in making decisions, a stable environment goes a long way in relieving our stress and enabling us to move toward our goals. In this case, goals like first time home ownership, relocation to accommodate growth or contraction, or in retirement. Decisions cannot be deferred indefinitely and often must be made in times of instability. Although we have some control over these factors, clearly we do not have it in all. It is in the process of acquiring or divesting real estate assets that it is of great value to solicit the services of an experienced Realtor who has local knowledge and experience and has seen a variety of economic cycles to guide you through. I wish you all the very best for the new year! Ann P.S. A quick comment on interest rates seems timely. Rates are remarkably low and relatively stable in the short term. An important part of the search for property is the need to obtain a rate guarantee as well as a financing “pre-approval”. Most financial institutions will provide these guarantees for up to 90 days. Your banker or mortgage broker will assist in this process and it’s worth putting that little extra effort into getting it.
